New neighborhoods attract diverse home buyers with mix of home designs

If you want a neighborhood where all the homes are single-family houses surrounded by large yards, you can find that in Sumner County. But some of the county’s most popular communities are intentionally offering a variety of home designs to attract residents with a broad range of interests, lifestyles and budgets.
In those neighborhoods you can find a mix of single-family houses, single-level villas, multi-level townhomes and stacked condo flats. They include Durham Farms, Millstone and Foxland Harbor.
“Our vision of Durham Farms has always been about a vibrant community rich with both economic and demographic diversity. The variety of housing options offers something for everyone,” said Suzanne Maddalon, vice president for Freehold Communities, the neighborhood’s developer. Durham Farms is in Hendersonville off Drakes Creek road.
Variety of floor plans, and price points
Homebuyers in Durham Farms have a choice of townhomes by Goodall Homes priced from the mid-$200,000s, villas by David Weekley homes priced from the high $200,00s, and single-family homes by Lennar, Weekley, Drees, Celebration and Crescent. Starting prices range from the $300,000s to the high $500,000s.
The David Weekley paired villas and the Goodall townhomes are perfect for singles, housemates and couples starting new families. As those families grow, they can move into a larger home without moving away from Durham Farms or from the highly-rated school district, said Maddalon.
“Millennial and first-time home-buyers bring their youthful energy to the community,” she said.
“There are also phenomenal homes for older couples and empty-nesters interested in downsizing. This coalescence of homeowners makes for the type of diverse neighborhood energy that feeds a community.”
In Hendersonville’s Millstone neighborhood, Goodall Homes offers three different types of homes: villas from the upper $200,000s, townhomes from the mid-$200,000s and single-family houses from the low $300,000s. The community is located at 438 Carriage House Lane.
“We’ve had entire multi-generational families move into the same neighborhood,” said Laura May, sales manager for Goodall.
“Offering a variety of different types of homes gives us the ability to offer different price points in the neighborhood and create better affordability for the home buyer to meet them in their current stage of life,” she said.
Residents with different needs or interests can enjoy living in the same neighborhood, said Rachael Overall, director of marketing for Goodall.
“You may have a villa homeowner, for instance, who needs the space of a single family home but doesn’t want lawn care maintenance. Likewise, you have single-family homeowners enjoying their yard and planting flowers. Both homeowners are able to enjoy the amenities the neighborhood has to offer and their new home fits their current lifestyle,” she said.
